Student Accommodation

Our specialists know this market intimately and are well experienced with a good track record of customer service and product knowledge.  This experience and market leadership is also recognised by lending institutions, as a result of our willingness to assist lenders in further understanding this asset class. Student accommodation clients include major companies (emanating from both Australia and overseas), as well as independent operators and owners. Our extensive valuation experience in this specialist asset class includes portfolio valuations for several on campus 35 year leasehold business interests; freehold going concern valuations (real estate and business); lessor interests subject to lease; business interests and site values, as well as valuations of strata student accommodation. Valuations are undertaken in metropolitan, regional and country locations in Australia as well as in New Zealand. 

Management Rights

Management Rights comprise the right to operate a property management business on site, generally for residential unit buildings or short term holiday accommodation or a combination of both long term and holiday or resort accommodation. Management rights generally attached to a unit in the complex and have either on title or as an exclusive use area, a reception desk and office area. Larger operations may also have ancillary real estate which provides an additional value to the management rights, such as a manager’s residential unit, a restaurant or other ancillary real estate. Whilst this business asset class is most active in Queensland, these valuations are also undertaken in each of the eastern seaboard states of Australia. Our specialists are market leaders in the valuation of this asset class in each state and are armed with detailed knowledge of how this asset class operates differently in Queensland as opposed to New South Wales, which is highly regarded by lending institutions.

Airport Property

LandMark White has had experience valuing airport property at numerous airports in five states. Valuation experience includes specialised aviation related improvements such as aircraft hangars, in addition to a broad range of commercial, retail and industrial property located on airport leasehold land. LandMark White have also valued Brisbane’s Archerfield Airport, a Federal Airport with significant aviation and non-aviation related improvements and development land.
